Does Kale provide sales and rental leads?

Kale Realty generates rental leads through a variety of sources. In order to distribute the leads evenly, we post them in real-time to our private Facebook group. Please click here to join the group and keep your eye on posts with leads. The first person to reply to a lead post will receive it!

OPCITY SALES LEADS

HOW TO SIGN UP WITH OPCITY

OpCity is offering leads to brokers. They’ll provide sales leads (at no cost up-front), but the broker will only receive 50% of the commission at close. Also, OpCity will determine who gets leads and how many (in other words, read the Zillow details above and it’s essentially the same program).

OpCity leads are live-transfer phone leads. They are first pre-qualified by OpCity reps and then passed to you in real-time. The first person to click gets it!

  • If you have sold either $2 million in sales volume or have completed 7 transactions in the last 12 months, email Tim Littleton via tim@kalerealty.com with the Subject Line “Experienced”

  • Otherwise, email Tim Littleton via tim@kalerealty.com with the Subject Line “Emerging”

How it works:

  1. Opcity calls online home buyer and seller leads in 4 seconds (on average) to gather the typical information you’re used to asking new clients (price point, location, time-line, etc).

  2. Once Opcity confirms the consumer is a serious homebuyer or seller, they live transfer the call to you, introducing you to prospective clients who match your profile..

  3. Once connected, the referral is yours! Opcity only collects a referral fee upon close.

REDFIN SALES LEADS

We are excited about the opportunity to partner with Redfin and provide customer leads! In order to join the Redfin Partner Agent program, we will need you to start by submitting a brief application. Openings are limited – Please apply as soon as possible!

Please note the following:

  • 5+ transactions in the last 12 months – This is the minimum requirement to apply. Sales and listings count – rentals do not.

  • This application is step 1 – Our onboarding team will be in touch with the next steps, and help guide you through the process.

  • Only apply for areas where you have closed sales – You can be added to surrounding areas before your profile goes live.

  • This application is time-sensitive – We value speed and responsiveness! If you cannot complete the process within 2 weeks, we will need to remove you from consideration, and you can reapply after 12 months.

HOW TO EFFECTIVELY WORK SALES LEADS

How to work the lead – first call

Tip 1 – Your first phone call should NEVER exceed 60 seconds. Let’s repeat that – get off the phone within 60 seconds. 🙂

Think of the mindset of the client – they’ve already decided they want to see the property. They know more about the property than you do. They are ready to go visit. Give them what they want!

So, here’s how the call should go…

Broker – “Hey, I understand you’re interested in X property. Awesome! When do you want to see it?”

Client – “I could go tomorrow at 2pm.”

Broker – “Perfect! I’ll schedule and call you right back!”

Client – “Great.”

Broker – “While I’m scheduling – are there any other properties you’re interested in?”

Client – “I’m also looking at Y.”

Broker – “I’ll get that scheduled, too! I’ll call you right back! Bye!”

Note – what did the broker NOT do?

  1. Didn’t build rapport – NEVER try to build rapport on a first phone call. It won’t work and you’re not giving the client what they want – to go see the property!

  2. Didn’t qualify – make this a rule – give each lead one freebie. If you’re worried about them being pre-approved, you’ll find out on the first in-person appointment. Would you talk to a total stranger about finances on a first call? I wouldn’t!

Live transfer leads are not like other leads. Rapport doesn’t work. Qualifying turns them off. They’ve already done their homework and they’re ready to check out the property. Don’t do anything other than give the lead what they want.

What if the lead starts asking about the property on the first call? Your response is – “Those are great questions. I’ll do some research and have answers for you when we meet tomorrow!”

Remember this mantra – GET THE APPOINTMENT and GET OFF THE PHONE.
