What paperwork do I need for leasing/rentals?

IF YOU’RE REPRESENTING THE RENTER, HERE’S WHAT TO KNOW:

  • First, complete an Agency Agreement in dotloop.

    • Kale Notice of Designated Agency – find this in “Kale Realty Documents” template folder in dotloop.

  • Next, complete the relevant disclosures.

    • If the rental address is in Chicago you’ll need…

      • Flyer and Disclosure under Chicago Recycling Ordinance – find this in “Kale Realty Documents” template folder in dotloop. (this is only required if the building has 5+ units)

      • Lead-Based Paint Disclosure (For Apartment Leases) – find this in “C.A.R. Rental Forms” template folder in dotloop. (this is only required if the building was constructed prior to 1978)

      • Disclosure of Information on Radon Hazards (For Apartment Leases) – find this in “C.A.R. Interactive forms” template folder in dotloop. (this is only required if the unit is on the second floor or lower)

      • Heat Disclosure – click here to request a heat disclosure (this is only required if the tenant is responsible for paying for heat)

      • No Agency Form (this is only required if you’re representing the landlord and the tenant is NOT represented by an agent) – find this in “Kale Realty Documents” template folder in dotloop.

    • If the rental address is in the suburbs, you’ll need…

      • IL – Lead-Based Paint Disclosure (MOR 6019) – find this in “MORe Interactive Forms” template folder in dotloop. (this is only required if the building was constructed prior to 1978)

      • Disclosure of Information on Radon Hazards (For Apartment Leases) – find this in “C.A.R. Interactive forms” template folder in dotloop. (this is only required if the unit is on the second floor or lower)

      • No Agency Form (this is only required if you’re representing the landlord and the tenant is NOT represented by an agent) – find this in “Kale Realty Documents” template folder in dotloop.


Once you’ve added all the relevant documents in dotloop, click “submit for review” and select the appropriate option and our team will review for accuracy. Please watch out for communication from our staff about any additions or edits that are required.
