  • 📘 The Value of the Transaction Coach Program at Kale Realty

Who needs a Transaction Coach? Every agent on every deal until their first closing, and any agent with no closings in the past 12 months. Not sure which applies to you? Talk to Risa first. She'll do a quick assessment and confer with Rick. Cost: 1% of the gross sale price, $2,500 minimum and $6,000 maximum per transaction. Rentals are a flat $250. This is on top of Kale's regular $400 transaction fee. The coaching fee does not count toward your $6,000 annual cap (the $400 transaction fee does). Got your first client? Contact Risa at risa@kalerealty.com before any paperwork. Empowering New Agents, Engaging Seasoned Leaders, and Creating a Stronger Brokerage Together Real estate is one of the few professions where your first client might be a million-dollar transaction—and that can be intimidating. At Kale Realty, we believe that no agent should face that challenge alone. That’s where our Transaction Coach Program comes in—an innovative support system designed to ensure that new or re-engaging agents receive the coaching they need, while providing leadership opportunities for our seasoned agents and operational clarity for our broker team. 💡 Just-in-Time Coaching for New & Returning Agents For agents who are new to the industry or returning after a break (especially those who haven’t closed a transaction in the past 12 months), real-world support is critical. The Transaction Coach Program pairs these agents with an experienced Kale agent who acts as their coach throughout the life of a transaction. This means when an agent gets their first listing appointment or writes their first offer, they aren’t doing it in the dark. They have a go-to person to: Walk them through client consultations Review documents before submission Strategize negotiation tactics Navigate inspection issues, closing delays, and every challenge in between Rather than relying on outdated scripts or overwhelming Google searches, our agents receive real-time, real-life guidance that builds both competence and confidence. 🌱 A Way for Seasoned Agents to Give Back (and Grow) Our coaches are hand-selected experienced agents who have been through the ups and downs of dozens—if not hundreds—of deals. These leaders are compensated for their time, but most importantly, they are empowered to give back to the next generation of agents. For many seasoned agents, Transaction Coaching is more than a side income—it’s a leadership development opportunity. They sharpen their own skills by teaching others, expand their impact within the brokerage, and build a legacy of excellence. ⚖️ Reducing the Workload on Leadership—Without Sacrificing Support When every brand-new or inactive agent turns to the managing broker or staff with every deal-related question, the workflow bottlenecks—and critical oversight can get lost in the shuffle. The Transaction Coach Program helps streamline broker support by decentralizing day-to-day deal coaching, without reducing the quality of the guidance agents receive. This allows our leadership team to focus on higher-level compliance, agent development strategy, and brokerage growth—while knowing that new agents are still fully supported. 🧩 It’s a Win-Win-Win New agents get the help they need—at the moment they need it most. Experienced agents gain purpose, recognition, and the opportunity to lead. Leadership reduces repetitive one-off trainings, improving efficiency and focus. Together, this creates a healthier, smarter, and more collaborative culture—one that reflects Kale Realty’s commitment to excellence and agent-first support. Interested in working with a Transaction Coach—or becoming one? Visit KaleHuddle.com or reach out to Risa J. Weiss, VP of Agent Development, to learn more. 📌 At Kale, every agent matters—and no agent is alone.

VIDEO LIBRARY View Playlists Here Search Filter by Category Rental Ready: Chicagoland Leasing Series: Chicago Leases vs. Suburban Leases This workshop focused on the differences between Chicago and suburban rental leases, led by Risa and Rick Williams. The session covered key distinctions including Chicago's longer security deposit return period of 45 days versus suburban leases at 30 days, required heat disclosures that can take up to two weeks to obtain, and specific requirements like the Safer Homes Ordinance and radon disclosures that are mandatory in Chicago but not elsewhere. Risa emphasized that realtors must explain lease terms to clients rather than just sending documents, and highlighted the importance of getting brokerage compensation in writing, particularly for tenant agents. The workshop also covered proper documentation procedures using Dotloop, the difference between service animals, support animals, and regular pets, and the critical importance of using municipality-specific lease forms depending on the location of the property. Hands-On Career Kickoff - Pricing and CMA Basics The meeting focused on how to price properties and conduct a CMA. The speaker explained that agents should suggest a price range rather than a single number and emphasized that market conditions, comps, and appraiser strategies are key. The group discussed who determines value, including sellers, buyers, appraisers, lenders, and Zillow, and noted that Zillow estimates often have errors. The speaker compared CMAs, which look at current market conditions, to appraisals, which look at the past six months. The group reviewed how to choose comparable properties based on property type, location radius, and key amenities, and discussed making adjustments for differences like finished basements. The speaker demonstrated how to use InfoSparks to analyze market conditions using median sales price, percentage of original list price, and month supply. Participants practiced analyzing their own markets, and the speaker shared pricing psychology tips, such as using bridge pricing and avoiding numbers ending in nine. The session concluded with a brief mention of a future workshop on MLS exposure and private listings. Kale Realty Orientation The meeting was a Kale Realty orientation for new agents. Risa and Rick introduced the team and the Kale Huddle intranet, which houses policies, procedures, and tools. They explained the brokerage statement process, direct deposit, and the referral program. Risa detailed the tech stack, including dot loop, Real Geeks CRM, Upsign Down, Showing Time, and Forewarn. Rick and Risa discussed the fee structure, including admin fees, transaction fees, the $6,000 cap, and the 1% transaction coach fee for first deals. They covered association membership requirements, the importance of attending association orientation, and the benefits of being a realtor. Risa reviewed essential documents like buyer-broker agreements, listing agreements, and the notice of no agency. Mitch Mancione from Chicagoland Property Law explained the value of using a real estate attorney. Risa outlined training resources, including Career Kickoff, the Locker Room, and coaching programs. Rick emphasized compliance, including fair housing, showing etiquette, and advertising rules. Hands-On Career Kickoff - Getting Listings The workshop focused on strategies for getting real estate listings, emphasizing the importance of building relationships and having conversations with homeowners. The facilitator discussed various sources for leads, including sphere of influence, open houses, social media, community events, and life changes. Participants shared their experiences and ideas, such as engaging with neighbors, attending local meetings, and utilizing tools like RPR for market reports. The session highlighted the value of confidence, preparation, and practicing scripts to handle objections and engage potential sellers. The facilitator encouraged agents to tap into their existing networks, nurture relationships, and offer their services proactively. Role-playing exercises and examples were used to illustrate effective communication techniques for converting leads into listings. The workshop concluded with a reminder to prioritize personal connections and conversations with homeowners as key to generating business. Rental Ready: Chicagoland Leasing Series This was session two of Kale's 12-week "Rental Ready" series focused on the unique requirements for renting properties in Chicago. Kale emphasized that Chicago has specific rules through the Residential Landlord Tenant Ordinance (RELTO) that differ from suburban areas, requiring agents to use Chicago Association of Realtors lease documents rather than standard forms. The session covered key requirements including heat cost disclosures, protected classes under fair housing, security deposit rules, and the importance of explaining documents to clients rather than just sending them through Dotloop. Participants discussed challenges with housing choice vouchers, with Erica sharing her experience working with Housing Choice Partners and Xochitl describing issues with voucher approvals in the city versus suburbs. The discussion highlighted that landlords cannot discriminate against housing choice voucher holders and must follow the same application process for all applicants. Kale stressed that agents must always verify the municipality and jurisdiction before choosing lease packages, as different areas have different requirements, and encouraged attendees to read and understand current lease documents each year. Real Time Brokerage w/ Rick Williams The meeting, led by Kale, focused on providing tips and best practices for agents at Kale Realty to streamline their work processes. Kale explained the new policy of using board-specific listing agreements instead of the old Illinois Realtor form. He detailed the most efficient way to get paid after a closing, which involved picking up the check, depositing it at Chase Bank, uploading all documents to Dotloop, and then emailing Rob directly. Kale also discussed the benefits of using the company's preferred title company, Rivers Title, and attorneys at Chicagoland Property Law, including the ability to hold earnest money and a $500 discount for sellers. He covered the process for activating listings, emphasizing the need for complete documentation in Dotloop and MRED before submission. Kale also reminded agents to order brokerage statements through KaleHuddle.com after the attorney inspection period. The session aimed to clarify frequent questions and improve efficiency for agents.
