Click the Kale Realty icon or folder to select a ready-to-use  template for Business Card. Click the template you want to use. Pricing Table will vary depending on the Quantity and the Paper Type or Coating you want for your Business Cards. It could be either None , Gloss , Matte  or Soft Touch . You have the option to choose whether back cover of your Business card shown on the screenshot. Then click, CUSTOMIZE button Make sure to fill out the necessary fields correctly such as Headshot or Image, QR Codes, and Specifications . While filling out the necessary fields, you can click the left image template to refresh the proof or after completing it you can click Generate Final Proof button to show the result. Next, select Terms and Acknowledgement to and click Continue button to Checkout. Lastly, Make sure that you review the items on the Cart, Shipping address (where to ship or deliver), Shipping Service Level (either Priority Overnight, Standard Overnight, FedEx 2 Day or FedEx Ground ), Credit Card for the payment and if you have Promo Code you can also add it from the field.   • How to convert files to PDF

    If you have a document saved as a jpg, png, or even HEIC, you will want to make it a PDF to make it easier to share and print. Here’s how: One way to do this is by doing a “Print to PDF”. Find the file you want to export or share. Go to your print options (on Mac it’s usually Command P). Instead of sending it to a printer, there should be an option towards the bottom that will allow you to save as PDF. From there, rename your file is necessary, select where you want your file to be saved on your computer, and save it. It’s that easy. Another option would be to change the extension on the file name. This will be how to do it on a Mac. Locate your file in the Finder.  Click on the name of the file. This should let you edit what it is currently titled. Rename the file if necessary. Most likely, there will be “.jpg”, “.png”, “.HEIC” or some other extension at the end of whatever you have called this file. Delete whichever extension is currently used and type “.pdf”. Hit Enter. This should automatically convert your file to PDF. If not, continue with these instructions. With your file still selected, draw your attention to the information screen on the right-hand side of the Finder. Towards the bottom of the window, you may see buttons to “Rotate Left”, “Mark up”, and “More”. Click the button that says “More…”. You will then get a short drop down menu. The first option should say “create a PDF”. Go ahead and click that. Your PDF will be automatically created! One final option would be to use the app “Genius Scan”. Download the app “Genius Scan” on your phone. There may be other apps that can do this same function, but these instructions will be specific to “Genius Scan”. You may have to create an account before exporting your file. Go ahead and sign up- there's a free version. Once you have logged in, press the orange circle with the + sign in the lower left corner. Towards the bottom of the screen, there are 3 options that say “Photos”, “Scan”, and “Files”. If the image of your file is in your Photo Library, click “Photos”. If your image is saved in the Files on your phone or on some sort of cloud, you should click “Files”. For either option, select your image(s) or file(s) and click “choose (#)” once you are finished. You will be shown a preview of your file. If you want to edit your image, you can choose the “Edit” option at the bottom. If you’re happy with the results, you can rename the scan and export it to whichever platform you will be using to share it.  When you’re ready to export your scan, click the “Share” Button (The square with the arrow pointing up) in the lower right corner. From there, you can email it directly to someone, you can airdrop it to someone, you can save it to your iCloud Drive, and more. Your file will now be sent as a PDF. You can always revisit your scans and PDFs. At the home page, there is a list of all of your scans if you need to resend it. It will also show which scans have been exported and how they were exported.

  • How do I get paid for a sales or rental deal?

    You can either bring the check into the office or you can bring the check to any Chase branch and deposit it into Kale Realty’s account.  If you deposit a check for a sales deal into Kale’s account, please create a Closing Docs folder in the loop for the transaction in dotloop.  Add a document and select From Templates, click on the Kale Realty Forms folder, and add the Commission Deposit Submission.  Fill it out and save it, upload the settlement statement to the Closing Docs folder, and submit the folder for review. As long as the office has received all necessary documentation for the transaction, your commission will be processed the first payday (Wednesday or Friday) after the funds clear.

  • For a listing, should I use net commission or gross commission?

    When entering cooperative compensation on a new MLS listing, you will have to choose whether the commission will be paid on “Net” or “Gross.”  If the commission is to be paid on “Gross,” it’s based on the sale price of the house as listed on the contract. If the commission is to be paid on “Net,” it’s based on the sale price on the contract less any seller concessions that are written into the contract.  For example, if the agreed-upon sale price of the house is $250,000 with a 2% credit from the seller to the buyer for closing costs, the commission would be based on $243,750 ($250,000 – $6,250, which is 2% of the sale price).  Kale’s policy is that all listings are paid on Net, unless you have another agreement with your seller that is notated on the Kale Exclusive Right to Sell Agreement or Kale Exclusive Agency Agreement, or an addendum to the Agreement.  From time to time, the seller and buyer will agree upon additional credits during the A/I period.  Those additional concessions do not count in the commissionable net sale price.  MRED, LLC, which owns our MLS, has defined Net Price as “. . . the gross sale price minus amounts to be credited or paid to the buyer as reflected in the initial sales contract.”  This change was adopted in 2018 to protect brokerage commissions from being reduced by attorney concessions during the review period or at the closing table.
