From For Sale Sign â To Sold â To Referrals
Phase 1: Pre-Listing Preparation
â Initial consultation with seller
â Review Listing Paperwork â Go over the listing agreement, MRED exemption (if applicable), and required disclosures with the seller.
â Review Market Conditions â Use Infosparks to analyze local market trends and provide insight to the seller.
â Review Comps â Generate a comparative market analysis (CMA) using Cloud CMA to establish pricing strategy.
â Prepare a Seller Net Sheet â Use ATNAGENTONE to calculate estimated proceeds for the seller.
â Develop a Marketing Plan â Discuss strategies for maximum exposure, including online listings, open houses, social media, and print marketing.
â Get Seller Signatures â Ensure all required documents are signed by the seller.
â Get Designated Managing Broker Signatures â click on on SUBMIT FOR REVIEW for Rick Williams our DMB to sign off.
â Gather disclosures & property details
â Discuss pricing strategy + CMA
â Home prep: staging, repairs, cleaning
â Marketing plan reviewed with sellerÂ
â Signage ordered from our storefront (Instructions)
â Generate Address Report in REMINE â Pull addresses of potential buyers around the property for targeted marketingÂ
â MLS input & verify accuracy
â Upload photos and disclosures to MLS listing
â Go to Kalehuddle.com and click on activate my listing
Phase 2: Active Listing
â Use the app Up Sign Down to get sign installed by Oakley
â Install lockbox
â Go to ShowingTime and set up showing instructions www.showingtime.comÂ
â Launch marketing (flyers, social, email)
â Schedule & host open houses
â Reverse Prospect
â Gather feedback from showings
â Weekly seller update
â Discuss with the sellerâs Murphyâs law: When a property goes on the market something breaks. They may want to get sellerâs coverage of Armadillo Home Warranty and it will cover issues until the closing.Â

â Conduct open house
â Enter all open house attendees contact info into Real Geeks CRM and create a drip campaign
â Follow up after each showing for feedback
Phase 3: Under Contract
â Receive & review offers with seller
â Negotiate terms & acceptance
â Prepare a seller net calculation (atnagent.com )
â Deliver executed contract to all parties
â Upload all executed documents to dot loop
â Change status on MLS to A/I
â Request the brokerage statement on kalehuddle.com
â Identify if attorney or title company will hold earnest money
â Send copy of earnest money deposit to buyer agent and attorneys
â Schedule inspectionsÂ
â Negotiate inspection repairs/credits
â Email attorneys the resolution of the inspection credits/repairs
â Appraisal ordered & confirmed
â Prepare appraisal package
â Provide appraiser with package, a smile and maybe a coffee ;) â Change status on MLS to A/I
â Confirm that survey has been orderedÂ
â Loan approval monitoringÂ
â Celebrate when you get the Clear to Close!!!!Â
â Change status on MLS to Pending
Phase 4: Closing Preparation
â Order municipal inspection if required
â Final walk-through scheduled <24 hours prior to closing
â Ensure that seller leave:Â 1) receipts for repairs 2) all keys 3) garage openers 4) appliance manuals
â Confirm HOA paid/current
â Remind seller to request mortgage payoffÂ
â Coordinate with attorney/title company
â Order final water reading if necessary
â Confirm utilities transfer
â Schedule sign removal
â Attend closing to pick up settlement statement and commission check
â Upload deposit slip and settlement statement to Dot LoopÂ
â Submit all files for review in Dot Loop
â Prepare closing gift for seller
â Prepare a welcome gift for the buyer
Phase 5: Post-Closing & Referrals
â Change status on MLS to ClosedÂ
â Post the story of this transaction on social media
â Hand-deliver or mail thank-you card/gift to seller
â Deliver the welcome gift for the buyer
â Add buyer to database / drip campaign
â Request online review/testimonial
â Request referrals
â 30/60/90 day check-ins
â Anniversary follow-up each year
â Invite client to future client events
