☐ Professional photos/video ordered

☐ Marketing plan reviewed with seller



Phase 2: Active Listing

☐ MLS input & verify accuracy

☐ Sign installed / lockbox in place

☐ Launch marketing (flyers, social, email)

☐ Schedule & host open houses

☐ Gather feedback from showings

☐ Weekly seller update



Phase 3: Under Contract

☐ Receive & review offers with seller

☐ Negotiate terms & acceptance

☐ Deliver executed contract to all parties

☐ Coordinate attorney review / disclosures 

☐ Schedule inspections 

☐ Appraisal ordered & confirmed 

☐ Loan approval monitoring 



Phase 4: Closing Preparation

☐ Final walk-through scheduled

☐ Confirm title, taxes, HOA paid/current

☐ Coordinate with attorney/title company

☐ Confirm utilities transfer

☐ Prepare closing gift



Phase 5: Post-Closing & Referrals

☐ Hand-deliver or mail thank-you card

☐ Send closing gift

☐ Add client to database / drip campaign

☐ Request online review/testimonial

☐ 30/60/90 day check-ins

☐ Anniversary follow-up each year
