Phase 1: Pre-Listing Preparation
ā Initial consultation with seller
ā Gather disclosures & property details
ā Discuss pricing strategy + CMA
ā Home prep: staging, repairs, cleaning
ā Professional photos/video ordered
ā Marketing plan reviewed with seller
Phase 2: Active Listing
ā MLS input & verify accuracy
ā Upload photos and disclosures to MLS listing
ā Go to Kalehuddle.comĀ and click on activate my listing
ā Use the app Up Sign Down to get sign installedĀ
ā Install lockbox
ā Go to ShowingTime and set up showing instructions
ā Launch marketing (flyers, social, email)
ā Schedule & host open houses
ā Reverse Prospect
ā Gather feedback from showings
ā Weekly seller update
Phase 3: Under Contract
ā Receive & review offers with seller
ā Negotiate terms & acceptance
ā Prepare a seller net calculation (atnagent.comĀ )
ā Deliver executed contract to all parties
ā Upload all executed documents to dot loop
ā Change status on MLS to A/I
ā Request the brokerage statement on kalehuddle.com
ā Identify if attorney or title company will hold earnest money
ā Send copy of earnest money deposit to buyer agent and attorneys
ā Schedule inspectionsĀ
ā Negotiate inspection repairs/credits
ā Email attorneys the resolution of the inspection credits/repairs
ā Appraisal ordered & confirmed
ā Prepare appraisal package
ā Provide appraiser with package, a smile and maybe a coffee ;) ā Change status on MLS to A/I
ā Confirm that survey has been orderedĀ
ā Loan approval monitoringĀ
ā Celebrate when you get the Clear to Close!!!!Ā
ā Change status on MLS to Pending
Phase 4: Closing Preparation
ā Order municipal inspection if required
ā Final walk-through scheduled <24 hours prior to closing
ā Ensure that seller leave:Ā 1) receipts for repairs 2) all keys 3) garage openers 4) appliance manuals
ā Confirm HOA paid/current
ā Remind seller to request mortgage payoffĀ
ā Coordinate with attorney/title company
ā Order final water reading if necessary
ā Confirm utilities transfer
ā Schedule sign removal
ā Attend closing to pick up settlement statement and commission check
ā Upload deposit slip and settlement statement to Dot LoopĀ
ā Submit all files for review in Dot Loop
ā Prepare closing gift for seller
ā Prepare a welcome gift for the buyer
Phase 5: Post-Closing & Referrals
ā Change status on MLS to ClosedĀ
ā Post the story of this transaction on social media
ā Hand-deliver or mail thank-you card/gift to seller
ā Deliver the welcome gift for the buyer
ā Add buyer to database / drip campaign
ā Request online review/testimonial
ā Request referrals
ā 30/60/90 day check-ins
ā Anniversary follow-up each year
ā Invite client to future client events
