- What is the Code of Ethics?
Required by the National Association of REALTOR® every three years. To ensure that the Broker maintains a high level of standards and conduct amongst other Real Estate professionals as well as consumers (e.g the Public). To serve as a governing document and to reinforce how critical the Code of Ethics are and hold NAR Members accountable for their actions during practice. Here is a video about specific portions of the Code of Ethics that Kale feels you should focus in on. Obviously it is your responsibility as an agent to know the code inside and out!!

- How to Set Up a Search on the MLS
You can perform basic and advanced listings searches from the Search icon in the menu bar of any device. You can also save searches, run saved searches, and edit any saved search criteria. You can browse listing results by toggling between different view options. See photos below for more information. If you ever need to look up contact, roster, or other information in connectMLS while in the middle of reviewing search results, you can do so by creating a New Workspace (located in the top right corner of your Home Page).
- Inspection/Attorney Review Period
The inspection as well as attorney review period are both 5 days. At the start of the process be sure to select an attorney as well as an inspector with your client. Set the expectation of who will be handling contacting and scheduling the inspector. Watch this video for more detailed info!
- After Attorney Review Period
After the review periods have ended you will basically be a middle man. Making sure that your client, attorney, and lender are in tune and keeping in touch. You may be asked to complete a task, but usually not. Please view this video for more in depth info!
- Final Walkthrough & Closing
Be sure to schedule the final walkthrough as close to the closing as everyone can agree to do. The goal of a final walkthrough is to make sure the home is broom clean (not necessarily professionally cleaned unless agreed to) as well as to make sure nothing was broken or taken during the move that shouldn’t have been. - Lease Signing
After an agreed to amount is set for rent and a move/in fee or security deposit, a lease must be signed. Typically a lease is signed in DotLoop and then 1st month's rent and a move/in are also due. The 1st month's rent can be made to Kale Realty. You will not be paid on this (or the other agent) until move in.

- I have an open house, now what?
Add the Open House to the MLS Click Listings. Choose add/edit a Tour or Open House. Print flyers for open house. Choose your listing on the MLS. On the top of the page you will see “Create a Flyer” OR you can design and print your own using a service like Canva (free graphic design software) Best Practices Try to have someone with you for safety concerns. Best case scenario- have a lender join you. As long as 50% of the marketing is dedicated to the lender they can also chip in up to 50% of marketing costs. This can be printing costs for flyers, food and beverages for an open houses, or knick knacks you are giving away. If you are new to the industry, you may want to have another agent help! Offer a flat fee to another agent with experience within Kale Realty to host the open with you and teach you how they like to do it. A little guidance can go a long way in the field. Have a Sign in Sheet This sheet should have the name of the attendee as well as their email, phone, and “are you working with an agent” so you know not to contact them if they are. Chat with each person, but you do not need to walk them around. Be yourself and ask questions! The first question you ask should always be, “Are you working with an agent?” because if they are you cannot represent them. Your best bet at that point it to have them direct all questions to their agent and for the agent to contact you.

- Commission Adjustment, Rebate, Credit, or Waiver
In order to adjust, rebate, credit, or waive commissions you need to fill out the Commission adjustment Agreement on Dotloop and get it signed by Kale’s managing broker as well as the cooperating agents managing broker. The form is located in the Template Kale Realty Documents on Dotloop.
