Consider a handwritten note, a small gift, or a digital gift card to stay top of mind for future referrals. Stay in touch with your client !!!! ✅ Congratulations! You’ve successfully closed a listing with Kale Realty! 🚀🎉 ** If you want to be paid in 2 hours or less after closing, email rick@kalerealty.com for more information. I have a sales closing coming up. What do I need to do? Congratulations on your upcoming closing! As soon as you have an accepted offer on your listing, share the executed contract with the seller’s attorney and buyers agent in Dotloop, go to your listing checklist and click TRANSACTION, this will open up a new checklist where you can add the executed contract as well as executed disclosures. Be sure to include documentation about who is paying buyer agent compensation. Approximately one (1) week prior to closing you’ll need to provide the seller’s attorney with a brokerage statement. You will need to fill out a brokerage statement request in Dotloop FORMS. Fill out the request, and attach (assign) it to the checklist in Dot Loop for Admin to review. The admin will receive your request, draw up the statement, and add it to Dotloop checklist. You will receive a notification that the brokerage statement is ready for you to download. You can now share the brokerage statement with the seller’s attorney and title company. Prior to the closing, make sure your seller has removed everything from the property. When your seller has the home ready, let the buyer’s broker know so she can set up the final walkthrough. The contract states that the property must be in “broom clean” condition. Many nice sellers leave a six pack of beer or a bottle of wine in the refrigerator to show their gratitude. Make sure your seller is aware that he cannot remove anything that is physically attached to the property unless it is specified in the contract that the seller will be taking it. Otherwise, you are likely to have a very angry buyer at the closing table. Many sellers should not and do not attend their closings. They sign a power of attorney and have the attorney sign all the paperwork for them. As the listing broker, there is no need for you to show up on time. Many brokers show up towards the end of the closing, give the buyer’s broker the keys, and pick up the check and settlement statement. You will upload the settlement statement to the Dotloop Checklist, and bring the check to the office, or you can even deposit the check directly into Kale’s account at any Chase branch. If you deposit the check, simply add the Commission Deposit Submission form and the deposit receipt to the Dotloop Checklist. As long as you’ve submitted all the necessary documentation for the transaction, your commission will be processed within three business days after the funds clear. What steps do I need to take for a new sales listing? Pre Listing Appointment Prepare a CMA using Cloud CMA – Click here for a video on CMA. Prepare your documents for the seller in dotloop – Click here for a video on seller docs in dotloop. Listing Appointment Be sure to start with a tour of the property. Take notes and ask questions. Now is a great time to feel out the seller and find out their motivation for selling. After your walkthrough sit down and go over the process and set expectations with your client. Explain how you will work for them and what benefit you bring to the table. Now is the time to talk commission. Now it is time to talk about pricing. First ask if they have a price in mind so you know what you are working with. If they refuse to give a price, give your estimated value and use the CMA to explain it. Bring out your laptop or have them use theirs so you can go over the paperwork on dotloop and have them sign it. Go through each piece and explain. Make sure they know to ask you questions as you go through it. If you are not going to list on the MLS within 24 hours of the agreement, get the MLS Listing Exemption form signed. It is located in Kale Realty Documents in dotloop. Next Steps: Secure Photography. Listing on MLS Showings Make sure that you have communication with your client to ensure they are always aware of showings coming up if they are living in the home. If the home is vacant you may find it easier to use the showing service on the MLS to let fellow agents schedule via the MLS. The home should be clean and ready to be shown. Set the expectation with your seller if the property is not vacant. Your seller should never be at the showing. Try not to overlap showings. - Brokerage Statement Request & Green Sheet FAQs
Brokerage Statement Requests & Green Sheet FAQs What is a Brokerage Statement Request? A Brokerage Statement Request is the process used to request a commission invoice and transaction receipt documentation from Kale Realty once a transaction has reached the proper stage in the process. This request helps ensure all transaction details are accurate before commissions are processed. What is the Green Sheet? The Green Sheet is your commission and transaction summary document. It provides a breakdown of: Commission details Brokerage fees Referrals (if applicable) Agent payouts Other transaction-related deductions or credits The Green Sheet is designed to give brokers a clear and easy-to-read summary of the transaction. When should I submit a Brokerage Statement Request? Brokerage Statement Requests should be submitted once the transaction is through attorney/inspection (A/I). At that stage, brokers typically have the necessary documentation needed to request a brokerage statement. Why should I submit the request once the file is out of A/I? Submitting the request once the transaction is past attorney review/inspection helps: Avoid last-minute delays Allow time for review and corrections Ensure commission details are accurate Prevent closing-day issues or rush processing Waiting until the day before closing or the day of closing may delay processing or create unnecessary urgency. How do I submit a Brokerage Statement Request? Submit your request using the Brokerage Statement Request form/process provided by Kale Realty. Be sure to include: Property address Transaction type Client name(s) Commission details Referral information (if applicable) Any additional notes relevant to the transaction Incomplete requests may delay processing. When will I receive my Green Sheet? Your Green Sheet will typically be generated after the Brokerage Statement Request has been reviewed and processed. Timing may vary depending on: Transaction complexity Missing documentation Pending referral confirmations Contract revisions or amendments What does the Green Sheet include? The Green Sheet may include: Gross commission Brokerage fees Referral deductions Agent payout amount Transaction information Coaching fees, if applicable Additional credits or deductions related to the transaction Will I receive a Green Sheet for every transaction? Yes. The Green Sheet serves as the commission and transaction summary for all processed transactions through Kale Realty. What if commission details change after submission? If commission amounts, referrals, or transaction terms change after submission, a new Brokerage Statement Request must be submitted. Please notify the admin/accounting team as soon as possible so the Green Sheet and commission invoice can be updated accordingly. Can I submit multiple Brokerage Statement Requests at once? Yes, but please ensure each transaction includes complete and accurate information to help avoid delays in processing. Who should I contact with questions? If you have questions regarding Brokerage Statement Requests or Green Sheets, please reach out to the Kale Realty Admin team for assistance. Video walkthrough: How to request a brokerage statement
- How Do I Get Paid? Depositing Your Commission Check
All sales and rental commissions are paid by direct deposit. We can't issue paper checks. This is for your safety and convenience. New to Kale? Set up your direct deposit here before your first closing. Step 1: Get the Commission Check to Kale Option A: Deposit at any Chase Bank branch (saves you a trip to the office) Check payable to "Kale Realty": Account Name – Kale Realty, Account Number – 202017839 Check payable to "Kale Home Advisors": Account Name – Kale Home Advisors, Account Number – 536912295 These are deposit-only accounts. Option B: Bring the check to the Kale office. Option C: Ask the title company to wire the funds directly to Kale Realty. Step 2: Tell Us You Deposited It Keep your Chase deposit receipt. Fill out the Commission Deposit Form so we know to look for the check. In Dotloop, create a Closing Docs folder in the loop. Add the Commission Deposit Submission (Add Document > From Templates > Kale Realty Forms), then upload the settlement statement and your Chase deposit receipt. Submit the folder for review. Step 3: Make Sure Your File Is Complete We can't pay you until everything below is submitted for review in Dotloop: Executed listing agreement (if you represent the seller) Fully executed contract Fully executed disclosures Any addenda or amendments Final settlement statement (ALTA/CD) and Commission Deposit Submission Tip: Don't wait until closing. Listing agreements go to the office before the property hits the MLS, and contracts should be turned in as soon as they're accepted. When Will I Get Paid? Payments are usually made within 1–2 business days once we have ALL required documents and the funds have cleared. Missing paperwork is the #1 reason payments are delayed, so watch your email and your Dotloop loop in case our team needs something. Questions? Email info@kalerealty.com.

- Everything you need to know about upcoming mRED display updates
Coming this month, MRED will be introducing new required listing input fields which will impact how your listings are displayed on 3rd-party websites outside of the MLS. These updates impact both private and standard listings and include changes to Virtual Office Website (VOW) feeds and Internet Data Exchange (IDX) feeds. Get ready for these updates by reviewing the information below, including the updated forms and contracts that will soon be released. Quick Links Jump to different sections on this page by clicking the links below. What is changing in the MLS? What forms are changing? What are VOW and IDX? Why is MRED making these changes? Who do I contact with questions? What is changing in the mls? FOR PRIVATE LISTINGS: MRED is introducing new fields in the Media tab that will allow a private listing to display on virtual office websites (VOW) feeds, so long as the listing agent has the permission of the seller to display the listing on such websites outside of the MLS. Additionally, if a seller agrees to display their private listing on a VOW feed, the seller has additional controls around whether to: Display their listing address Display the listing remarks Allow for comments Allow for automated price estimates of their property Each of these fields can be individually controlled based on the seller’s direction. If a seller does not agree to display their private listing outside of the MLS via a VOW feed, then answering “No” to the first question will hide all remaining fields. Get a closer look at the new field options below. Click to expand examples of the Listing Display Options and Media tab See below for an example of what it looks like when someone selling their home agrees to display the private listing outside of the MLS via a VOW feed, along with all of the display options. See below for an example of what it looks like when someone selling their home does not agree to display the private listing outside of the MLS via a VOW feed. For Standard Listings: MRED will be introducing a revised Media tab, which will provide greater flexibility on how a standard listing displays on both virtual office websites (VOW) feeds and public consumer websites/portals, also known as Internet Data Exchange (IDX) feeds. The seller can first decide if they agree to display their standard listing online via a VOW feed. If a seller agrees to display their standard listing on a VOW feed, the seller has additional controls around whether to: Display their listing address Display the listing remarks Allow for comments Allow for automated price estimates of their property Each of these fields can be individually controlled based on the seller’s direction. If a seller agrees to display their standard listing via a VOW feed, then the seller will have additional choices regarding how their standard listing will display on public consumer websites/portals via an IDX feed. The seller can decide if they agree to display their standard listing online via an IDX feed. If a seller agrees to display their standard listing on an IDX feed, the seller has additional controls around whether to: Display their listing address Display the listing remarks Allow for comments Allow the price history to display Allow the market time to display Allow for automated price estimates of their property Each of these fields can be individually controlled based on the seller’s direction. If a seller chooses not to display their standard listing outside of the MLS via a VOW feed, then answering “No” to the VOW display question will hide all remaining fields and the standard listing will not display anywhere online outside of the MLS. The IDX display will default to No. Click to expand examples of the Listing Display Options and Media tab See below for an example of what it looks like when someone selling their home agrees to display the standard listing outside of the MLS via VOW and IDX feeds. See below for an example of what it looks like when someone selling their home agrees to display the standard listing outside of the MLS via a VOW feed ONLY. See below for an example of what it looks like when someone selling their home does not agree to display the standard listing outside of the MLS via VOW and IDX feeds. What forms are changing? Once these new listing display options and questions are available in MRED, we will publish revised forms to assist you in receiving your seller’s written direction on how their listing will display outside of the MLS. The revised forms are listed below. Click each form to learn more about the upcoming updates. Exclusive Right to Sell Listing Agreement The existing paragraph in the listing agreement for Multiple Listing Service (MLS) has been updated to Multiple Listing Service (MLS) and Online Display. A new section titled Online Listing Display discusses the choices a seller has regarding how their listing will display online outside of the MLS. Additionally, this paragraph has important language for the brokerage, which states that other than inputting the seller’s choices correctly into the MLS, the seller acknowledges that the brokerage has no control over third-party websites and has no further obligation to ensure those third-party websites comply with the seller’s direction. MRED holds ultimate responsibility in ensuring its web partners display MRED listing data correctly and in accordance with their rules. New sections specific to agent-client websites (VOW) and public consumer websites (IDX) allow for the seller to indicate how they wish their listing to display online. The questions are intentionally similar to how they will display within MRED during a standard listing entry. Exclusive Rental Listing Agreement The same updates to the for sale listing agreement were made to the rental listing agreement. These new listing display options within MRED will be available for all property types, including rentals. Private Listing Status Authorization The Private Listing Status Authorization form has a new paragraph titled Limited or No Internet Display. This new paragraph explains to a seller that private listings are not distributed on public websites, but that a seller may authorize limited online exposure outside of the MLS via a VOW feed. Because a seller might choose to put their listing in a private status because they do not want it displayed online, a bolded statement states that if the seller checks “Yes” to display on virtual office websites, they understand that their property will display online outside of the MLS. This new section and its questions are intentionally similar to how they will display within MRED during a private listing entry. What are VOW and IDX? MRED offers multiple data feeds that vary depending on its purpose and who is receiving the data. Below is a table that explains the differences in listing data feeds. Glossary: IDX = Internet Data Exchange VOW = Virtual Office Website BO = Broker Back Office Participant Transfer (Broker Only) MLS Platform Click here to expand the image. If reading on mobile, pinch to Zoom in! Why is MRED making these Changes? MRED’s goal is to provide choice to sellers on how their listings display online. While there are a lot of new fields for both private and standard listings, they allow for customized online display controls for each seller and listing. Who Do I Contact with Questions? All of these listing display controls and data feeds are managed by MRED. Their help desk is available to assist with how to complete these new fields, how data is sent from MRED, how/why these new fields were developed or any follow-up questions you may have. MRED Help Desk Email: help.desk@mredllc.com | Phone: (630) 955-2755 Monday – Friday: 8:00 AM – 6:00 PM Saturday: 9:00 AM – 3:00 PM Sunday: On Call Emergencies: 10:00 AM – 2:00 PM MRED Online Display Updates: New Required Fields for VOW/IDX (Effective February 24, 2026) Effective immediately (as of February 24, 2026), MRED now requires new fields that control how Private and Standard listings display outside the MLS on VOW/IDX sites (address, remarks, comments, price estimates, and for IDX: price history and market time). Key changes brokers need to know Private listings: New Media tab fields allow a private listing to appear on VOW only with seller permission. If seller says No, the rest of the fields are hidden and it won’t display online outside the MLS. Standard listings: Updated Media tab adds seller controls for VOW and, if VOW is allowed, additional IDXcontrols. If seller says No to VOW, the listing won’t display online outside the MLS and IDX defaults to No. Updated forms are coming: Listing agreements and the Private Listing Status Authorization form are being revised to capture seller instructions in writing and clarify broker responsibility.
