Become a Title Agent with Rivers Title
Interested in adding title work to your real estate business? Start with Rick Williams to explore the Rivers Title opportunity and understand the responsibilities, required setup and current terms before you spend money or begin.

1. Talk with Rick about eligibility
Kale’s published Rivers Title overview invites agents who close five or more listings a year to ask about becoming a title agent. Start there, then let Rick review your situation. Tell him about your listing experience, current business and any existing business entity. Ask him to confirm whether the opportunity is a fit and what approvals you need.
2. Get your setup checklist before forming an entity
Ask Rick to confirm the business-entity structure required for your situation and who will coordinate it with the title company. Get the current document checklist, fees and payment responsibility before ordering an LLC or paying a formation service. Requirements can depend on your existing setup.
Documents to discuss include business formation records, EIN documentation, a completed W-9 and the information needed to set up approved payments. Ask Rick for the approved secure submission method. Do not enter tax IDs or banking details into a public page or comment.
3. Confirm training and responsibilities
Ask Rick what training, documents and approval steps apply before you begin. Your onboarding conversation should cover the services you will perform, how files move through Rivers Title, who handles title questions, required disclosures, and when to involve the attorney or title company. Get the current training instructions directly from Rick.
4. Complete the required approvals
Follow the setup and registration instructions provided by Rick and the title company. Illinois title insurance agents are registered through title insurance underwriters. Confirm that all required approvals are complete before representing yourself as an approved title agent or performing title services. Reading this guide does not establish that approval.
5. Review the written financial terms
Before participating, confirm startup and ongoing costs, compensation terms, payment conditions and timing. Ask which documents must be complete before a payment can be released. Income depends on the approved arrangement and applicable transactions; there is no guaranteed dollar amount or promise of payment at closing.
6. Get help with your first file
Once approved, contact Rick before your first transaction to confirm the workflow, disclosures and appropriate contacts. For a seller transaction, Kale’s current Rivers Title instructions say to give Rick the property information and the attorney you would like to work with. Rick coordinates the setup with the attorney and title company.
Clients should receive the required disclosures and understand their choice of provider. Use the process and language approved by Rick and the title company, and obtain a current quote before discussing any savings.
