What if I have multiple clients that want to purchase the same property?

Offers to purchase on behalf of two or more clients represented by the same agent for the same property, which the agent believes will be considered by the owner during the same period of time is called a contemporaneous offer.

When you find yourself in this situation you need to have permission from both parties to put two offers in from different parties on the same property.

The reason for this is because it can become a conflict of interest that your client is not interested in dealing with. If this is the case you will need to refer that client to another agent (always ask for a referral fee!)

You can find the Disclosure that you need for this situation in Dotloop. The template will be your association’s forms. The name of the form is Disclosure of Contemporaneous Offers.
