Kale Realty Listing Checklist for Agents

1. Review Listing Paperwork – Go over the listing agreement, MRED exemption (if applicable), and required disclosures with the seller.

2. Review Market Conditions – Use Infosparks to analyze local market trends and provide insight to the seller.

3. Review Comps – Generate a comparative market analysis (CMA) using Cloud CMA to establish pricing strategy.

4. Prepare a Seller Net Sheet – Use ATNAGENTONE to calculate estimated proceeds for the seller.

5. Develop a Marketing Plan – Discuss strategies for maximum exposure, including online listings, open houses, social media, and print marketing.

6. Get Seller Signatures – Ensure all required documents are signed by the seller.

7. Get MB@kalerealty Signatures – send through DigiSign

8. Upload Documents to Dotloop Checklist – Submit all paperwork to Dotloop for compliance review.

9. Schedule Professional Photography – Book a Prestige photo shoot for high-quality listing images.

10. Set Marketing & Open House Timeline – Confirm with the seller the launch timeline and schedule any open house dates.

11. Request Sign Installation – Submit a request to Oakley for yard sign installation.

13. Generate Address Report in REMINE – Pull addresses of potential buyers around the property for targeted marketing.

16. Draft the MLS Listing – Input listing details into connectMLS, ensuring all information is accurate.

17. Upload Exterior Photo & Disclosures to MLS – Attach at least one exterior photo and required disclosures.

18. Reverse prospect

19. Request listing activation – Visit www.kalehuddle.com and click on “ACTIVATE  My Listing”.

20. Sign is installed

21. Set up www.showingtime.com

22. Go to https://www.prestigelistingphotos.com/ to enter the listing number: the photos will automatically be uploaded and syndicated

23. Set up lockbox

24. Notify Rick of Seller’s Attorney – Send an email to rick@kalerealty.com with the seller’s attorney’s name and contact information. Rick will work with the attorney to sign them up for Rivers Title. 

25. Reverse prospect

26. Put fliers and brochures at the property.

27. Discuss with the seller’s Murphy’s law: When a property goes on the market something breaks. They may want to get seller’s coverage of American Home Shield (approx $80) and it will cover preexisting issues.

28. Contact Maria Kennedy mariaw@anmtg.com or Terrence Terrell Terrence@anmtg.com and request open house fliers

29. Conduct open house

 30. Enter all open house attendees contact info into Real Geeks CRM and create a drip campaign

31. Follow up after each showing for feedback
