  • Do Not Use These Words on the MLS!

Given the recent NAR settlement, MLS systems, including MRED, may start flagging words related to compensation and cooperation in real estate transactions. Here are some similar terms that could potentially be scrutinized: Commission Fee Remuneration Incentive Rebate Payout Split Earnings Allowance Payment Contribution Honorarium Reward Bonus Profit-sharing Retainer Service charge Compensation agreement Brokerage fee Buyer's agent fee Seller contribution Broker compensation Listing agent commission Buyer rebate Net proceeds Referral fee Profit margin Agent commission Shared proceeds Service fee These words and similar phrases might draw attention, as regulators aim to ensure transparency and fair practices in the disclosure and structuring of fees in MLS listings. It’s wise to stay updated on any flagged terminology changes MRED or other MLS boards may issue post-settlement.

Hello Kale Team, We’re excited to announce that Kale Realty is now offering Pre-Listing Appraisals  for all our agents! This new agent-branded appraisal report is a powerful tool you can use at your listing appointments to provide clients with a clear, concise, and certified estimate of their property’s value. What’s Included in the Report? This customized report gets right to the point, focusing on what truly matters— the property’s worth —and it’s signed by a certified appraiser. Benefits of Using the Pre-Listing Appraisal: Builds Credibility : Many agents already use similar reports for every listing meeting, enhancing their reputation for transparency and expertise. Counters Competitor Claims : Helps you address situations where competing agents may inflate the potential sale price just to secure the listing. Sets Realistic Seller Expectations : This report is an excellent way to manage seller expectations and explain why their home may or may not meet their own valuation. Positions You as Knowledgeable : If the property ultimately sells above the appraised price, it only further validates your expertise in the eyes of your clients. We’re thrilled to offer this resource to help you win more listings and stand out as the trusted professional you are. Please reach out if you’d like more details on how to integrate the Pre-Listing Appraisal into your listing presentation!
