  • 📘 The Value of the Transaction Coach Program at Kale Realty

Who needs a Transaction Coach? Every agent on every deal until their first closing, and any agent with no closings in the past 12 months. Not sure which applies to you? Talk to Risa first. She'll do a quick assessment and confer with Rick. Cost: 1% of the gross sale price, $2,500 minimum and $6,000 maximum per transaction. Rentals are a flat $250. This is on top of Kale's regular $400 transaction fee. The coaching fee does not count toward your $6,000 annual cap (the $400 transaction fee does). Got your first client? Contact Risa at risa@kalerealty.com before any paperwork. Empowering New Agents, Engaging Seasoned Leaders, and Creating a Stronger Brokerage Together Real estate is one of the few professions where your first client might be a million-dollar transaction—and that can be intimidating. At Kale Realty, we believe that no agent should face that challenge alone. That’s where our Transaction Coach Program comes in—an innovative support system designed to ensure that new or re-engaging agents receive the coaching they need, while providing leadership opportunities for our seasoned agents and operational clarity for our broker team. 💡 Just-in-Time Coaching for New & Returning Agents For agents who are new to the industry or returning after a break (especially those who haven’t closed a transaction in the past 12 months), real-world support is critical. The Transaction Coach Program pairs these agents with an experienced Kale agent who acts as their coach throughout the life of a transaction. This means when an agent gets their first listing appointment or writes their first offer, they aren’t doing it in the dark. They have a go-to person to: Walk them through client consultations Review documents before submission Strategize negotiation tactics Navigate inspection issues, closing delays, and every challenge in between Rather than relying on outdated scripts or overwhelming Google searches, our agents receive real-time, real-life guidance that builds both competence and confidence. 🌱 A Way for Seasoned Agents to Give Back (and Grow) Our coaches are hand-selected experienced agents who have been through the ups and downs of dozens—if not hundreds—of deals. These leaders are compensated for their time, but most importantly, they are empowered to give back to the next generation of agents. For many seasoned agents, Transaction Coaching is more than a side income—it’s a leadership development opportunity. They sharpen their own skills by teaching others, expand their impact within the brokerage, and build a legacy of excellence. ⚖️ Reducing the Workload on Leadership—Without Sacrificing Support When every brand-new or inactive agent turns to the managing broker or staff with every deal-related question, the workflow bottlenecks—and critical oversight can get lost in the shuffle. The Transaction Coach Program helps streamline broker support by decentralizing day-to-day deal coaching, without reducing the quality of the guidance agents receive. This allows our leadership team to focus on higher-level compliance, agent development strategy, and brokerage growth—while knowing that new agents are still fully supported. 🧩 It’s a Win-Win-Win New agents get the help they need—at the moment they need it most. Experienced agents gain purpose, recognition, and the opportunity to lead. Leadership reduces repetitive one-off trainings, improving efficiency and focus. Together, this creates a healthier, smarter, and more collaborative culture—one that reflects Kale Realty’s commitment to excellence and agent-first support. Interested in working with a Transaction Coach—or becoming one? Visit KaleHuddle.com or reach out to Risa J. Weiss, VP of Agent Development, to learn more. 📌 At Kale, every agent matters—and no agent is alone.

  • Launch Coach at Kale Realty: What It Is, Who It’s For, and What to Expect

Launch Coach at a Glance Who it's for: agents building toward their first 4 closings. Optional, but Risa recommends it. How long: up to 12 months. Cost: 1% of the gross sale price on each coached sale, $2,500 minimum and $6,000 maximum per transaction. Rentals are $250. On top of Kale's regular $400 transaction fee. The fee continues until your 4th closing, even if your 12 months end first. The coaching fee does not count toward your $6,000 annual cap. How to start: book a 1:1 with Risa. She'll match you with a coach, usually within 1–2 business days. Book time with Risa Want a Transaction Coach too? Risa can set you up from the start with one coach who does both. You pay the coach who guided you through the transaction. At Kale, we don’t believe agents should have to “figure it out” alone—especially in the first few months, when the learning curve is steep and the stakes feel high. That’s exactly why the Launch Coach role exists: to help agents build real momentum early, using clear systems, strong habits, and real-world transaction guidance. What Is a Launch Coach? A Launch Coach is an experienced Kale agent who guides newer agents through a structured “ramp” designed to help them close their first four deals faster and with less chaos. Think of a Launch Coach as a hybrid of: accountability partner (confidence + accountability + habits), business coach (lead generation, conversations, conversion), and deal partner (practical guidance through real transactions). The goal isn’t motivation alone. The goal is results with fewer mistakes—and a repeatable system you can use long after coaching ends. What a Launch Coach helps you do Build your business plan (so you’re not winging it) Set up your core systems (CRM, tracking, daily routines, templates) Turn leads into appointments (scripts, follow-up plans, role-play) Navigate your first clients with more confidence Stay accountable to the activity that actually creates closings Who Will Benefit Most? Launch Coaching is designed for agents who want structure, speed, and support—not just advice. You’ll benefit most if you are: Brand new to real estate. A step-by-step path so you don’t stall out or get overwhelmed. Licensed, but not producing consistently. Rebuild your foundation and consistency after long gaps between deals. Switching brokerages and ready for a reset. Start at Kale with better systems, better habits and a real plan. Motivated, but scattered. Focus on the few actions that move the needle: contacts, conversations, appointments and follow-up. Ready for accountability. Someone to check your progress, push you and help you stay consistent. What Can You Expect? 1) A clear roadmap: your first 4 deals Your Launch Coach guides you from: licensed → active → lead generation → appointments → signed clients → closings. You’ll know what “good” looks like, so you’re not guessing. 2) Coaching rhythm + real accountability Expect consistent check-ins where you’ll review what you did since the last call, your activity numbers (contacts, follow-ups, appointments), your pipeline, and your commitments for the next stretch. This is where momentum gets created: small promises + consistent follow-through. 3) Practical scripts + role-play Most new agents don’t fail because they’re lazy—they fail because they don’t know what to say. Launch coaching covers what to text, how to set the appointment, handle common objections, follow up without being awkward, and ask for referrals the right way. 4) Systems and tools you’ll actually use CRM basics so leads don’t fall through the cracks, a simple outreach and pipeline tracker, checklists for buyer and listing workflows, and time blocking so you don’t live in “random tasks.” 5) Deal guidance without crossing the line Launch Coaches help you prepare for consults, build offer strategy, handle inspection and negotiation decisions, and stay organized through timelines and paperwork—while still honoring Kale’s standards and compliance process. What Launch Coaching Is Not A lead source (your coach won’t “feed” you business) Someone doing the work for you A replacement for managing broker oversight or compliance requirements A “call me only when something goes wrong” relationship Launch Coaching works best when you treat it like training for a sport: you do the reps, your coach improves your form, and your results improve fast. The Bottom Line If you want to build real momentum at Kale—and you’re willing to be coachable, consistent, and accountable—working with a Launch Coach can be one of the fastest ways to get traction and start closing deals with confidence. You don’t need to be perfect. You just need a plan, support, and follow-through. Ready? Book a 1:1 with Risa J. Weiss, VP of Agent Development, or email risa@kalerealty.com.

This seller-side fee is payable by the seller at closing, in addition to the $400 transaction fee. Rental Administrative Fee: $95. Interested in adding title work to your real estate business? Rick Williams | Designated Managing Broker Email: rick@kalerealty.com Phone: 312-585-6638 1. Get your setup checklist before forming an entity Ask Rick to confirm the business-entity structure required for your situation and who will coordinate it with the title company. Get the current document checklist, fees and payment responsibility before ordering an LLC or paying a formation service. Requirements can depend on your existing setup. Access depends on your account being set up; this page does not enroll you automatically. Find upcoming Kale Orientation sessions on the events calendar: Kale events and Orientation calendar. Missing your invitation or having trouble signing in? Email Rea: rea@kalerealty.com. Don't create an unrelated paid account to solve an access problem. LEARN AT YOUR OWN PACE Locker Room University offers learning paths for new, part-time and full-time agents. Topics include goal setting, mindset, business planning, working with buyers and winning listings. On-demand lessons let you fit learning around your schedule and return to a topic when you need it. The toolkit includes customizable buyer and listing presentations, goal-setting spreadsheets, the TLR Scripts Booklet and an Agent Action Plan. Look for the script booklet in Files after you sign in. Use these as starting points, adapting them to your clients while following Kale's review and compliance requirements. WHAT IS TRACK+? TRACK+ is a 12-week program plus a kickoff. It combines on-demand videos with a workbook, checklists and a planner. Its three phases are: - Launch, weeks 1–4: lead generation, time management, scripts and role-play, and social media. - Accelerate, weeks 5–8: listings, buyers, open houses, follow-up and client experience. - Achieve, weeks 9–12: running your business, mindset, market knowledge, consistency and conversion. Ask Risa about the next cohort, current schedule and how to enroll. University access and TRACK+ enrollment are separate. Kale's published September 30, 2026 overview lists TRACK+ at $0 for agents in Launch or Productivity Coaching and $100 for other Kale agents. The same published overview lists $299 for non-Kale agents, with $199 refunded if they join Kale. Confirm current eligibility, pricing, any refund conditions and enrollment terms with Risa before enrolling; your applicable agreement governs. LIVE GROUP COACHING Live weekly TLR group coaching offers another way to learn from experienced coaches. Use your current TLR schedule and invitations to see the sessions available to your account. Check Kale's events calendar for brokerage training and events: Kale events and Orientation calendar. YOUR FIRST WEEK: A SUGGESTED CHECKLIST This is a practical starting routine, not an official required course sequence. 1. Find your Kale invitation and sign in. Ask Rea for help if access is missing. 2. Choose one skill you need now, such as planning your week, speaking with buyers, following up or preparing for a listing appointment. Kale’s existing starting recommendation is Pathway 1, including the Core Competency Assessment and “The 19 Things They Didn’t Teach You in Real Estate School.” If these aren’t visible in your account, ask Rea or Risa which starting material applies to you. 3. Schedule a learning block, take a relevant lesson, and write down one action to try. 4. Practice that action. For example, download an available script and rehearse it out loud, or improve your follow-up plan. Use your Agent Action Plan to write down the next action. 5. Bring one question and one result to your coach or a live session. Ask Risa whether TRACK+ would help you build a steadier routine. HOW THIS FITS WITH KALE COACHING Locker Room training supports your development. Kale's Transaction, Launch and Productivity coaching programs have their own roles, eligibility, fees and agreements. Training does not replace transaction supervision or brokerage review. For biweekly Productivity Coaching, contact Risa to confirm readiness. Keep turning in your weekly accountability numbers and follow your applicable agreement. Having a Locker Room login alone does not establish coaching eligibility.
